You are a new headmaster in a school. Your main task is to try to bring students up to a maximum stage of depravity. To do this you will have to convince the PTA to agree on changes that through time will help you achieve this goal. Several quests exist to help you achieve your goal.

I wanted one so badly but couldnt find one so I guess I’ll write it here. It’s not going to be in depth or great but it’s the best I can do:
(This list was last updated by me at 02/11/2016, newer things added to this list will be added at the bottom. i.e Before the tips)
Read the stats link I posted. It teaches you what every stat is there for, and you will get a notion of what to improve and what not to improve.
Look at the wiki. Seriously look at it. Go read what quests you can do (specially with the pta) and start to do one or two.
Photoshop skill can be increased by the computers wing. You will be contacted at some point by a journalist that will blackmail you into creating a photoshopped pic and from there you will be able to work for her and make some money.
Lockpicking skill is needed to get into some homes (to do some quests). You can start by going to the park in the afternoon during weekday and you will find a guy trying to steal a girls purse. Confront him him and he will teach you a lesson each day for 200$ (each time).
Hacking can be started by reading a book (I think) just go downtown and into the shops and you will find a security shop there with a book “windows for dummies”.
Hipnosis. Do it by reading the book and then using it on people. EXTREMLY USEFUL TO RAISE STATS. With it you can change any characters stats little by little by hipnotizing them. You can do this when they are alone with you or when you summon them to your office.
Science (or chemistry) it allows you to create certain potions and things that when fully developed are fcking OP to change stats. You’ll hit a problem on the road with one of the police officers but check the quest and you should be ok 
Summon students or teachers to your office and talk to them. This will improve the stats without needing to hipnotize them, but care as some actions lower the stats.
Assign teachers to teach subjects they are good at or reasonable. (computer in office / manage school)
Dont leave free spaces on the calendar. This will lower their education and lower their loyalty. ( https://www.henthighschool.com/hhsplus/wiki/smallville/school/subjects )
Walk around school when you have nothing to do. (around school = enter the classrooms that are having classes)
Money is calculated by students in school so raise joy and education to get more students. More students = more money but be careful of class sizes and remember these students also count to the overall stats and they will start low thus making you take a small step back.
Increase stamina by coaching the swim club.

Reputation is important (I think… probably… maybe… it’s classified :p ) so dont go do crazy crap.
Masturbate when you can, dont let it accumulate or when you are in public you will do it in public (kinda) and it will lower your rep.
Dont change your outfit early on (you can do it in the bathroom). If you change your sleepwear to more “depraved” you will also change other outfits so care. If you do change it people will start to notice and your rep will go down the drain.
Do the hooter questline as soon as possible. It will allow you to ask favor of Ms.Hooter and Peter Hooter (her kid) and those favors allow you to corrupt the PTA and the students respectivily.
TIPS:
Enter the clubs rooms while they are gathered. Random events happen that let you increase stats. (They start at 16:00)
Save a lot. I mean it. Enable auto-save so you can restart a day if you screw up something. I usually save when I get to school, at 12:00 and at 16:00 before I go enter the clubs rooms.
Save before PTA meetings so you dont lose rep if you fail a proposal. (To start a pta meeting you need a secretary).
Notice which members vote against or veto you and work on them the next days.
If you dont want to deal with losing money because of teachers you can cheat. Go to debug and see the teachers. One by one go to their salary and put a value of like 2. (This will also mean that you dont have to accept more students which is great because it’s less students which you have to raise the stats on).
Read the dialogs. They are important and you dont want to miss anything.
You can also edit your energy by going debug and scrolling down. After that move to another room and you will have it at whatever value you set it or to the max allowed. If it doesnt change then in debug change the category to teachers and the back to you and you will see that the edit value didnt actually change so do it again.
Ok a few updates to note on the new version:
New chat system. Now you’ll be able to talk to the students or anyone directly. Flirting with them has showed me no problems so far (but it might) and is required for you to do it over and over and over again in order to raise the relation with them, so you can know their birthday / get their number *
New locations: The onsen is the one you should be interested. You’ll not be able to enter the women’s onsen if you are a male but you can if you are a female/futurani. So far only in the women’s onsen can you find scenes (from what I’ve discovered).
When using the debug on yourself if you go down (totally) you’ll find some options that are blank if you click on them you can see things like your skills and change them (From what i’ve seen 100 is the max although you can change it to more, but it wont affect anything)
You need to install a new system in order to call students to your office.
After PTA meetings you wont be able to talk to PTA members unless you find them in town.
Certain acts with students in public/in front of other people will decrease your reputation.
Prostitutes (haven’t encountered them but they are a part of it).
Clothes: You need to buy them at the store in order to use them (subsquently new menu for choosing your clothes). Make sure to only buy one of each. People will ask you for clothes.
Drinks. You need them if you invite people to your home. Certain drinks might be too weak for some people (like soda/water on adults) and some might be too strong (like fine wine on certain students), which will lead to no sex with them.
You can purchase towels on the onsen entrance as long as you’re there in “business time”.
New scenes with the nurse / masturbating students (it’s no longer just an option you could acquire in the PTA it actually has an event now (although for me is bugged)
Unisex school still does nothing.
Drugs have changed. You can no longer use 50 drugs one after the other on the same person and go from totally innocent to corrupt in 30 secs. You can use it multiple times on the same person but you have to change scenary (i.e if you’re at your office u can use it on a student leave the office enter it again and use it again).
Lockpicking became more annoying at max level (I fucking hate it 
)
New option to find webcam sluts (From what I’ve seen it’s a one time event, nothing afterwards has been added).
New location in the center, a restaurant where you can work for money (I think it’s 8 hours).
The movie store actually sells movies now, which you can’t see and can only give to people. You can watch the movies when you’re on a date.
You can take nude selfies at the bathroom (I haven’t toyed much with the game but I’m guessing it will be involved in an event)
New extracurricular group (missing the term >.<) which is lifeguards (I haven’t found any scenes but again haven’t toyed much with the game). They can also be found in the beach sometimes.
New interface for choosing teachers for certain subjects (lighter colors = better at the subject. Darker colors = worse at the subject).
New option in chat to ask about hobbies (special characters dont seem to work), and they might ask you for items/money. If you agree to give them that item/money and you have it on you, select the same options again and give it to them (raises relationship).
*Knowing their birthday and wishing them happy birthday will increase the relationship.
Thanks to @Forgeshield for giving me some info that helped me correct some stuff
For the Mods being requested: Go to the developers website, HHS+ Forum, and Mods subforum. There are several posters who have made mods compatible with the 1.10 version. Download whichever mods you choose, then unzip the folder to the School/NewSchool/Mods folder. Finally, when you start your game, select the modules you want to use. IE Mods/NewModName
All special characters with a specific quest line (Hooters, Perrier, Coppers and such) have a much higher hypnosis resistance until their quest line is completed. If you don’t want that extra resistance in there, go to Map -> Help & Options -> NPC Quest Protection and disable it. Beyond that, I don’t have the specific formula, but it appears that your subject is going to be more receptive to hypnosis the higher their loyalty to you and the lower their willpower. This can also be influenced by your appearance, as well as their gender preferences, in my experience.
To increase corruption, once their loyalty is high enough to allow you to trade items to them directly, you can start by giving them dildo/onahole. To raise their lust, give them porn. Each night they use the items, their corruption and lust goes up, willpower and inhibition go down. If you don’t care who is getting the items, put a pile of them at the entrance of the school. As students become more corrupted, they’ll pick up what they will use.
Increasing your money made passively: Increase your student count and education stat, as well as your reputation. (Monthly Pay). For weekly pay, Install Spy Cams (can trigger girls bathroom and changing room on the first day, Sports area after starting Cheerleading club with at least 3 Female/Futa students at practice, Computer room 20 days after it has been opened, Gym depot with student corruption higher than 15, Basement after doing the Samantha Keller quest chain). With Annette living with you, each time you catch her with her webcam show increases your weekly rent by $25.
After playing several runs of this game, I have a sudden urge to write a short 1st week guide to the game.
Spoiler: Vanilla vs Lexville
Although this guide is based on the smallville (vanilla) module, I recommend playing the Lexville mod. It adds some new content without changing much of the vanilla experience. But most important of all, it changes the starting money from 12k to 40k. Of course you could use debug, but for me that ruins the experience.

You begin the game in your bedroom, and the first thing you need to do is to set up your school. To do that first go to “Your Home”.

go to the timetable sub tab and set the lessons which alternates between History and Geography, make sure to set classroom 1 for class 1 and classroom 2 for class 2.

When you’re done, access the map on the bottom left, then choose Down town. And use the wait buttons on the top left to wait until 8.00 AM.

Go to the Restaurant, apply for part-time job (right option), then eat (left option), choose yes (eat), yes (read newspaper) and yes (steal newspaper). Access your inventory, pick the newspaper and use (read) it. Pick every option from the top to bottom, every one of them (except none) should make a bell sound when you first choose about them. Exit your inventory and go back to Down town
Go to private investigator, check his drawer you’ll receive a hypnotism training book (do not sell or lose it). Next, choose investigate, choose June Perrier, offer a bonus, 1000$ (He’ll finish by Friday). go back to down town

If it’s 1PM or before, go back and forth from the schoolyard to the cafeteria until 2pm or until you get an event involving Ameli Coppers.
at 2pm back and forth the spycam locations (girls bathroom, computer room, girls changing room, rooftop) and their nearby locations until 03.50 pm. You want to trigger an event that lets you place a spycam there. The event triggers randomly so it may take several tries, don’t worry if you failed to trigger the events at all.

Go to the principal office and set a spycam there then go to the meeting room, at 04.00 PM a PTA meeting begins, introducing the PTA members. When that’s done go to the principal office, do paperwork (cover indiscretion), then go to teacher office and check shipping box, you’ll get a training book (Cicero’s Orations).
Finally you can go home
Back home there’s not much to do.
Set up your computer, practice photoshop, chat with your students, read all your training books, and go to sleep.
Spoiler: Day 2 Tuesday
Wake up at go to the school office and wait there until Susan Hooter shows up. Go back and forth from there to the school office until an event triggers where Susan talks about her home’s lock.
When that’s done go to spycam locations and try to trigger their associated events until 1.00 PM. At 1.00 PM, go to the cafeteria if you had not triggered the Ameli Coppers event. If you have triggered that event, go back and forth from the Annex Wing to the Computer Room to trigger an event that allows you to enable the Special Panty Exchange (SPE) club. This event requires only 1 female student (and no one else other than the PC) present in the computer room with a 35% chance of triggering, which takes several attempts.
If classes has begun again at around 2.30 PM, you can try triggering spycam placements, read skill books, or do whatever you want. Don’t forget to practice photoshop and chat with students at your home computer. And be sure to sleep at 0.00 AM or you won’t have enough energy/stamina
Spoiler: Day 3 Wednesday
Wake up, make a save if you have no experience in lockpicking, then hangout at the park starting from 8.00 AM. An event should trigger where you see a pickpocket. choose confront him, ask him to teach his tricks, choose yeah to play a lockpicking minigame, if you win you get a special lockpick.
Go to Pumkin Street, Save then lockpick Hooter’s Home. If you fail, reload the save, if you succeed go to Peter’s room to get some blackmail. DO NOT GO TO Peter Hooter, blackmailing him will only disable you from talking to him for a week, instead make sure there’s a spycam in the principal office, on friday you can blackmail Susan via an event in the school office.
In the mean time, you can do other activities, such as triggering Ameli Copper’s cooking club event, triggering the event that enables the SPE, go to class 1 to trigger Daisy Maddox’s Event, read skill books, or trying to place spycams.
Spoiler: Day 4 Thursday
Wake up, go to the bathroom and take a nude photo (it’s for Priscilla), then go to the shopping mall in down town. Talk to Stacy Slutzky and ask what she need (don’t worry you already have it, it’s the sexy casual clothes formal wear), Priscilla Rosenlace too (it’s the DSLR camera, the nude photo is for the 3rd and final time).
The chemistry classroom should be finished, you can find it on ground floor east. Enter it to unlock the option of building the chem lab, unfortunately at this point you only have about 1k in your wallet (unless you got really lucky in the Down town lottery).
That’s the only thing I’m certain can happen on this day due to the randomized nature of the quest chains. You can try going to the beach to trigger a chain involving photoshopping, or try to trigger the the events mentioned in Wednesday, or work part time at the restaurant (only available before 12.00 PM and make sure you have an energy drink in your inventory. If you’re at home and someone comes asking to babysit her kid, accept and help him do his homework.
Spoiler: Day 5 Friday
Wake up, go to the private investigator in down town and 8.00 AM, He’ll tell you about Rie Perrier. After that, do another investigation, this time on Nina Parker, Or if you’re good at lockpicking and hacking, Jessica Underwood.
Go to the school office, an event should trigger where you confront Susan Hooter, choose “I found it in Peter’s Locker”. You’ll get a picture of Susan and her nickers.
Go to Rie Perrier’s class (Class 1 if you set up the school the way I told you to, if not you can check in the school management screen in your office or home). An event should trigger allowing you to tutor her on saturdays and sundays, giving you 2 reputation and 150 bucks.
The event will take you to down town, check in your inventory to see if you have a spare spycam, if you don’t you can either take one from your office or buy a new one in the shopping mall. If the time is before 4.00 PM, Go to pumkin street, save and lockpick Hooter Home, then go to Peter’s room and stash Susan’s panties and a spycam. You may be unlucky and peter is at home, if that does happen, then you can reattempt this on monday (though thats a lot of lost time).
That’s pretty much it for friday.
Spoiler: Day 6 and 7 Weekends
You can tutor Rie starting from 8.00 AM, I reccomend doing part time since you’re probably hurting for money at the beginning (unless you’re playing Lexville). Other than that, train skills.
Spoiler: Bonus: Day 8 Monday
8.00 AM go to the shopping mall and ask Stacy Slutzky and Priscilla Rosenlace what they need (slutty swimsuit and your nudes respectively) (if such an option isn’t available try visiting them again on Tuesday). You should be able to ask for their phone numbers. Once you get their phone numbers you can call them to raise frenship with the goal of dating them in the weekends which consist of giving them drinks and fucking their brains out. You can also flirt with them, but remember to save before doing so, because you can only do it for a limited number of times before it no longer raises any stats and if you do it wrong it may end up decreasing them.
After that, lockpick Hooter’s home and go to Peter’s room to pick up blackmail. Go to Peter and you have two choices. Making him your ally will put you on a fast track towards corrupting Susan and Peter will also be corrupted in the process, however you will be locked out of Peter’s content. If you’re in to male erotica, then you should choose make Peter your toy. It’s a slower process but you get to see everything, and corrupted Peter can be used for an alternative solution for a different questline.
There’s a bit more I want to add, but I’m tired so I’ll do it later. yea that’s not gonna happen anytime soon, curse my lazy ass.
